Singapore's new launch market moves fast and talks loud. Developer marketing is slick, showflats are immaculately staged, and launch weekend FOMO is very real. In that environment, what most buyers need is not another salesperson pushing urgency. They need someone who will sit across the table from them and give an honest, unvarnished view of whether a particular project genuinely makes sense for their situation.
That is what I do. I assess new launches the same way I would assess any property - on fundamentals. Location quality and the trajectory of the surrounding area. Price per square foot relative to comparable resale and competing new launches. Developer track record and build quality reputation. Unit mix and layout efficiency. Tenure and its long-term implications. Rental demand in the immediate catchment. Exit liquidity when the time comes to sell.
